MADISON & DANE COUNTY

Monthly owner reports.
Less spreadsheet work.

I help Madison and Dane County property managers turn recurring exports and spreadsheet work into a consistent reporting process your team can review.

PRACTICAL PLACES TO START

The reporting work
your team repeats.

Monthly owner reports, maintenance summaries, and the spreadsheets in between. Start with one task that takes more hands-on work than it should.

Have a different recurring administrative task? Tell me about that, too.

Recurring reports

Bring recurring exports into a consistent report your team can review. A useful starting point for monthly owner reports, maintenance summaries, or internal updates.

Fewer steps each reporting cycle

Spreadsheets & data cleanup

Combine files, standardize formats, and check for missing or inconsistent data. Turn a spreadsheet that depends on one person's memory into a repeatable process.

A process someone else can follow

The work between systems

Simplify the copying, reformatting, and handoffs between the tools you use. I assess the available exports and access options before proposing a solution.

Less manual handling between tools

ONE WORKFLOW, MADE SIMPLER

Owner reporting,
with less rebuilding.

Bring agreed exports into one format, keep checks visible, and review the result before sharing it. Your existing process determines what gets built.

THE MANUAL WORK

Rebuild it each month.

  1. Export the reports you need
  2. Copy, combine, and clean the data
  3. Recreate formulas and formatting
  4. Check the result and prepare it to share
A REPEATABLE WORKFLOW

Run it. Review it. Use it.

  1. Provide the agreed exports
  2. Run the checks and report formatting
  3. Review the report and any flagged issues

A consistent report, with your team still in control.

Illustrative example, not a client result. Scope and time savings depend on your actual workflow.

A WORKING SAMPLE

See the exports
become a report.

Run a small October reporting example. It combines two exports, totals receipts and expenses by property, and flags an item that needs a person to review it.

01 / INPUTS

Two sample exports

20 transactions across two fictional properties. Download the files to see exactly what goes in.

02 / REVIEW

Your sample report appears here.

Build the report to see the totals, the reconciliation, and the review flag.

Demo data only. These are fictional properties and transactions, not client results. Receipts less recorded expenses is not an owner distribution or a tax calculation. No time-savings claim is made.

HOW WE GET THERE

Start small.
Make it useful.

A clear scope, a working result, and a handoff your team can understand.

01

Look at one workflow

In a free 20-minute conversation, we identify one recurring task, assess whether it can be simplified, and agree on a practical next step. No obligation to hire me. Redacted examples are welcome.

02

Agree on the right fix

I check what your existing tools can already do. If custom work makes sense, you'll get a defined scope and fixed project price before work begins.

03

Build, check, and hand off

I test the workflow against agreed examples, show your team how to use it, and document the process. We measure hands-on time before and after.

Support can be agreed separately, with a clear scope and response window.

BEFORE WE TALK

A few useful answers.

Start with a conversation about the work. Scope, access, timing, and cost are agreed before a project begins.

What do I get from the free review?

We talk through one recurring task and the tools you use. You'll leave with a recommendation about whether it can be simplified and a practical next step. The conversation is free, with no obligation to start a project.

Do we need to replace our software?

I start with your existing tools, exports, and process. I check what those tools can already do before recommending custom work. Any additional software, access requirements, or ongoing service costs are discussed before you commit.

How are projects priced, and how long do they take?

After reviewing the workflow, I propose a defined scope, a fixed project price, and an estimated schedule. Complexity, data quality, and access affect the work involved. You can review the proposal before deciding to proceed.

What information do you need from us?

For the first conversation, a description of the task is enough. Redacted examples can help. Please don't send tenant information, bank details, passwords, or login credentials through this form. Any project data and access arrangements are agreed separately.

What happens at handoff?

The proposal defines the deliverables and access arrangements. Handoff includes a walkthrough and documentation so your team understands how to run the workflow and review its output. Any third-party licences or dependencies are identified in the scope.

Is ongoing support included?

The project proposal explains the handoff and any included support. Additional support can be arranged separately, with a defined scope and response window.
